Every sectional-door opener does the same basic job: a motor at the back of the garage pulls a trolley along a rail, and the trolley drags your door up. What separates one opener from another — in noise, price and lifespan — is mostly the part doing the pulling. That's the drive, and it comes in three flavours.
Picking between them isn't complicated once you know what each trade-off buys you. Here's the plain-language version we give customers standing in their garages, plus the honest recommendation for the most common Perth setups.
What actually differs between drive types
Three things, in practice: how much noise the drive makes transmitting force along the rail, how much maintenance the moving parts demand, and what the mechanism costs to build. The motor's lifting power is a separate spec entirely — any drive type can be paired with a strong or weak motor, which is why a powerful chain unit can outlift a weak belt one. Sort out the drive type first, then match the force rating to your door's weight.
One thing no drive fixes
An opener only steers the door — the springs do the lifting. If your door is heavy on the manual release, the quietest belt drive in the shop will still strain and grind. Balance problems are spring problems; sort them before blaming or replacing the motor.
Chain drive: the rugged workhorse
The oldest and simplest design: a metal chain, exactly like a beefed-up bicycle chain, loops along the rail and hauls the trolley. Nothing subtle about it — and that's both the appeal and the drawback. Chains shrug off heat, dust and decades of use, cost the least to manufacture, and keep working with minimal care beyond occasional lubrication and tension checks.
The price you pay is acoustic. Metal links rattling over a sprocket produce the classic garage-door clatter, amplified by the ceiling the rail bolts onto. In a detached garage or a shed, nobody cares. Under a bedroom, everybody does.

Belt drive: the quiet default
Swap the chain for a reinforced rubber belt — usually steel- or kevlar-corded, similar to a car's timing belt — and the racket largely disappears. The belt glides over its sprockets instead of clattering, cutting operating noise to a hum most people can't hear from inside the house. It's why belt drives have become the standard recommendation for any garage sharing a wall or ceiling with living space.
Durability worries about 'rubber versus metal' are mostly outdated: modern corded belts are rated for the same cycle counts as chains in residential use, and they need less maintenance — no lubrication, just an occasional tension check. Direct drive: the silent premium
Direct drive flips the layout: the chain sits stationary inside the rail, and the motor itself travels along it, carrying the door with it. With only one moving component — the motor carriage — there's almost nothing to rattle, which makes direct drives the quietest openers made and the lowest-maintenance by design.
The catch is price and availability: they cost the most, fewer brands make them, and parts can take longer to source in WA than for the ubiquitous chain and belt systems. Worth it for the noise-obsessed or for a studio-over-garage build; unnecessary for most homes once a good belt drive is on the table.

Which drive suits your door and garage
- Garage attached to the house, or a room above it: belt drive, no debate. The noise difference is heard every single day.
- Detached garage, shed or workshop: a chain drive's noise costs you nothing, and its price advantage is real.
- Studio or bedroom directly over the door, light sleepers, home office in the garage: direct drive earns its premium here.
- Roller doors: none of the above — roller doors use their own compact drum-mounted motors, a different product entirely.
- Heavy, oversized or insulated sectional doors: pick the drive type second; get the force rating right first.
